Amawalk stayed tight even with rates above 7%

Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025. That slowed a lot of markets. Amawalk didn't really flinch.

The Real Estate Data Aggregator counted just 3 homes for sale in ZIP 10501 in the three months ending July 31, 2026. That's a thin bench. When supply is that low, buyers don't have many options to walk away to.

Three in four sellers got more than they asked

The Real Estate Data Aggregator shows 75% of homes in ZIP 10501 sold above list price in the three months ending July 31, 2026. The average sale came in at 108% of asking. That's not a fluke. That's what happens when supply is tight and buyers still need to move.

That said, not every home went fast. The Real Estate Data Aggregator found that 33.3% of homes went under contract within two weeks of listing. So about two in three did not. Pricing well still matters here.

What's happening nationally is a different story

Nationally, Realtor.com reported that price cuts hit 20.8% of listings in September 2026, the highest share since October 2022. Active listings topped 1.16 million homes across the country. Amawalk's 3 homes for sale is a very different picture.

The Federal Housing Finance Agency put U.S. house price growth at 2.6% from July 2025 to July 2026. That's steady but not dramatic. Amawalk's 108% sale-to-list average suggests this pocket is running hotter than the national trend.

In short
  1. Amawalk had 2.3 months of supply and 75% of homes selling above list in the three months ending July 31, 2026. Rates above 7% didn't change that.
  2. Buyers face real competition.
  3. Sellers still need to price it right, because not every home moved in two weeks.

One more thing: these are ZIP code numbers. A single street in Amawalk can read very differently from what the overall data shows. If you want to know what your specific address looks like against what actually sold, that's a different conversation.
