Another part of New Rochelle is giving buyers more room

Not every part of New Rochelle is reading the same right now. The three months ending August 31, 2026 showed real gaps between ZIP codes. If you are buying or selling, which ZIP you are in changes the conversation a lot.

ZIP 10805: more homes, more time

The Real Estate Data Aggregator counted 43 homes for sale in ZIP 10805 in the three months ending August 31, 2026. That is up 53.6% from the same period a year before. Months of supply reached 5.7, up 2.9 months year over year. Buyers there have options. Sellers there cannot assume a quick, over-ask result.

The median price jump in 10805 looks big: up 44.9%, per the Real Estate Data Aggregator. But homes sold dropped 25.8% in the same period. Fewer sales can move a median a lot. The Real Estate Data Aggregator also counted 44 new listings, up 37.5%. More supply coming in while fewer homes are closing is the reason that 5.7 months of supply number matters.

Rates are part of this too. Freddie Mac put the 30-year fixed rate at 7.28% as of October 1, 2026. Realtor.com reported that 20.8% of listings nationally had price cuts in September, the highest share since October 2022. That is the backdrop buyers and sellers in 10805 are working in.

ZIP 10804: a very different story

ZIP 10804 is tight. The Real Estate Data Aggregator counted just 20 homes for sale there in the same period, down 4.8% from a year before. Months of supply sat at 0.9. Homes sold rose 15%. The median sale price was $1,325,000, up 1.9%.

Sellers in 10804 averaged 109.1% of list price, per the Real Estate Data Aggregator. Nearly 3 in 4 homes (72.5%) sold above asking. New listings fell 40.8%, which tells you why supply stays so thin.

Real Estate Data Aggregator. New Rochelle is a city, not one market. These three ZIPs behave differently.

The rate picture is not helping buyers in any of these ZIPs. Freddie Mac put the 15-year fixed at 6.60% as of October 1, 2026. The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Nationally, Realtor.com counted over 1.16 million active listings in September 2026. More supply at the national level, and rates above 7%, is the water every local market is swimming in.

In short
  1. ZIP 10805 has the most room for buyers right now: 5.7 months of supply and 43 homes available, per the Real Estate Data Aggregator.
  2. ZIP 10804 is the opposite: 0.9 months of supply and homes selling at 109.1% of list.
  3. ZIP 10801 sits between them.
  4. One ZIP code is not the whole city.

One more thing worth saying: a ZIP code is a wide net. One street inside 10805 can read very differently from the ZIP as a whole. The numbers above are the best picture we have for the period, but your block may tell a different story.
