Bedford prices slipped even while more homes went into contract

More buyers went under contract in Bedford this summer. Prices still dropped in most of the market. Those two things can happen at the same time, and right now they are.

The Real Estate Data Aggregator counted 150 pending sales across Bedford's four ZIP codes in the three months ending July 31, 2026. That's a lot of activity. But in three of those four ZIPs, the median sale price fell from a year earlier. More contracts don't always pull prices up.

Meanwhile, the Federal Housing Finance Agency reported U.S. home prices were up 2.6% from July 2025 to July 2026. Bedford is running the other way in parts. That gap is worth knowing if you're setting a price or making an offer.

ZIP 10506 saw the steepest drop. The Real Estate Data Aggregator put the median sale price there at $1,630,000, down 12.2% from the same three months in 2025. Homes for sale in 10506 jumped 53.3% year over year. More inventory, more competition, softer prices. That's the pattern.

ZIP 10536 tells a different story. The median fell 9%, yes. But inventory shrank 39.3% and months of supply dropped to 1.5. Buyers there had less to choose from, and 35 homes still sold, up 29.6% from a year ago. Tight supply didn't save the price, but it kept things moving.

ZIP 10549 had the most sales of any single ZIP: 43 closed, with 61 pending. The median came in at $780,000, down 5.5%. New listings there rose 42.6%, which likely explains some of the price pressure.

Buyers are still paying over list

Every ZIP is still averaging sales above list price. That's not nothing. In 10506, the Real Estate Data Aggregator put the average at 109.8% of list. Two thirds of homes there sold above asking. Prices fell year over year, but the homes that sold still got bid up. That tells you list price matters a lot right now. Price it wrong and you're on the wrong side of that number.

How fast are homes going?

10506 moved fastest, with a median of 18 days on market, just 3 days longer than a year ago. 10536 slowed the most: 28 days, up 12 days from 2025. More days on market in 10536 happened even as inventory there shrank. That's unusual. It may mean buyers are being more selective, not less.

In 10506, the Real Estate Data Aggregator found that 34.5% of homes went under contract within two weeks of listing. That's up 2.7 points from a year ago. So the fastest-priced homes in the highest ZIP are still moving quickly. The ones sitting longer are dragging the median up.

The national picture vs. Bedford

The Federal Housing Finance Agency reported U.S. home prices rose 2.6% from July 2025 to July 2026. Three of Bedford's four ZIPs moved in the opposite direction. That's not a sign of a broken market. It's a sign that Bedford prices had run high, and some correction is playing out while buyers are still active.

Nationally, Realtor.com reported that 20.8% of listings took a price cut in September, the highest share since October 2022. Mortgage rates climbed back above 7% for the first time since January 2025, according to Realtor.com. That's a real headwind for buyers everywhere, including here.

In short
  1. Bedford had 150 pending sales in the three months ending July 31, 2026. Activity is real.
  2. But median prices fell in three of four ZIPs, inventory is rising in two of them, and national mortgage rates are back above 7%.
  3. More activity and lower prices can coexist.
  4. They are right now.

One more thing: these are ZIP-code numbers. One street inside a ZIP can read very differently from the whole. The home two blocks over may have sold faster or slower, higher or lower, than the median suggests. If you want to know where your specific address sits in this data, that's a different conversation.
