Brewster prices slipped, but buyers still competed hard
The number that jumps out is the price drop. The Real Estate Data Aggregator counted a median sale price of $501,250 in Brewster's ZIP 10509 for the three months ending July 31, 2026. That's down 10.9% from the same months in 2025. If you're a seller, that stings a little. But stop there and you miss what was actually happening on the ground.
The Real Estate Data Aggregator shows that 60.4% of homes in ZIP 10509 sold above list price in those same three months. That's up 14.7 points from a year before. So prices came in lower on paper, but buyers were still bidding past the asking price on most homes. That's a contradiction worth sitting with.
The national picture looks different from Brewster's
The Federal Housing Finance Agency reported U.S. house prices were up 2.6% from July 2025 to July 2026. Brewster's 10.9% drop runs against that trend. That gap doesn't mean Brewster is broken. It means the local mix of homes that sold this period pulled the median down. It's a math thing as much as a market thing.
Nationally, mortgage rates surged above 7% for the first time since January 2025, according to Realtor.com. That matters for buyers doing the math on a monthly payment. And Realtor.com also reported that price cuts hit 20.8% of listings in September, the highest since October 2022. Brewster's sellers saw something different: the average sale-to-list ratio was 103%, per the Real Estate Data Aggregator. That's up 2.1 points from last year.
More buyers showed up, and they moved fast
The Real Estate Data Aggregator counted 48 homes sold in ZIP 10509, up 4.3% from a year before. Pending sales hit 66, up 15.8%. That's a lot of contracts being signed. The median home sat on the market just 27 days, one day less than the year before. Supply stayed tight at 2.9 months, nearly unchanged.
New listings in ZIP 10509 slipped 2.7% to 73, per the Real Estate Data Aggregator. Fewer homes came to market. More buyers were chasing them. That's why so many sold over asking even as the median price fell. The homes that sold were probably smaller or different in type from the year before. The median is a snapshot of what sold, not a verdict on your specific home.
What this means if you're selling
A lower median doesn't mean your home is worth less than it was. It means the mix of what sold shifted. Buyers are still competing. The 103% sale-to-list average says the right price still draws offers above asking. The wrong price doesn't. Pricing is doing a lot of work right now.
What this means if you're buying
Rates above 7%, per Realtor.com, are real. Budget carefully. And don't assume a lower median means you'll get a deal. Nearly 3 in 5 homes sold over asking. You may still need to compete. The 27-day median means you don't have a lot of time to think.
