Carmel prices barely moved, even with more sales and more listings
Mortgage rates topped 7% in September 2026, according to Realtor.com. That's the first time since January 2025. When rates move like that, prices usually follow. In Carmel, they mostly didn't.
The Real Estate Data Aggregator counted 86 homes sold in ZIP 10512 in the three months ending July 31, 2026. That's up 13.2% from the same three months in 2025. More buyers closed deals. The median sale price came in at $489,400, up just 1.2% year over year. More activity, but prices didn't run.
More inventory, but supply held steady
The Real Estate Data Aggregator counted 115 new listings in ZIP 10512 over those three months, up 4.5% from a year before. Homes for sale rose 14.9%. But months of supply stayed at 2.7, unchanged year over year. Sellers added inventory. Buyers absorbed it. The balance didn't tip either way.
Nationally, Realtor.com reported active listings grew 5.5% year over year in September 2026, topping 1.16 million homes for sale. Carmel's inventory growth fits that pattern.
Homes still mostly selling over asking
The Real Estate Data Aggregator shows 45.4% of Carmel homes sold above list price in that period. That's down just 0.7 points from a year before. The average sale came in at 101.2% of list, down 0.6 points. Not every home sold fast or over ask, but most came close.
What the broader rate picture means here
Realtor.com reported that 20.8% of sellers nationally cut their asking price in September 2026. That's a four-year high. The Federal Housing Finance Agency put U.S. house price growth at 2.6% year over year through July 2026. Carmel's 1.2% gain is slower than the national pace, but prices didn't fall.
The Real Estate Data Aggregator also counted 99 pending sales in ZIP 10512 over those three months, unchanged from a year before. And 6.1% of homes went under contract within two weeks of listing, up 2.1 points year over year. A small share, but it moved in the right direction.
One more thing if you rent in this area
Realtor.com reported that the median asking rent in the Indianapolis-Carmel-Greenwood metro area was $1,268 in August 2026, down 0.9% from a year before. If you're renting and watching this market, that dip in rent takes a little pressure off the timing question.
- Carmel's market in the three months ending July 31, 2026 was steady.
- More homes sold, more came to market, and prices edged up 1.2%.
- Rates above 7% are real pressure nationally, but it hasn't cracked prices here yet.
One note: Carmel has no Metro-North station of its own. Commute options matter when you're pricing or buying here, and they vary by where in Carmel you are. One street can tell a different story from the ZIP code as a whole.
