Chappaqua and Millwood stayed tight even with rates above 7%

Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025. Most people hear that and assume the market slows down. In part of this market, it didn't.

The Real Estate Data Aggregator counted just 0.9 months of supply in ZIP 10514, which covers Chappaqua and Millwood, for the three months ending July 31, 2026. That is thin. A balanced market is usually around six months. At 0.9, buyers are competing for almost nothing.

Here is why it got that tight. The Real Estate Data Aggregator counted only 13 homes for sale in 10514 during that period. That is down 56.7% from the same three months in 2025. Fewer homes came to market, and the ones that did sold fast.

Nearly 3 in 4 homes in 10514 sold above list

The Real Estate Data Aggregator found that 72.7% of homes in 10514 sold above list price in those three months. That share was up 3.1 points from the same period in 2025. The average sale came in at 113.9% of list, also up 3.2 points year over year. Sellers in this ZIP were not just getting offers. They were getting offers that beat their asking price by a meaningful amount.

Mount Kisco (10549) is a different read

ZIP 10549, which covers Mount Kisco, moved in a different direction over the same period. The Real Estate Data Aggregator counted 35 homes for sale there, up 52.2% from 2025. New listings jumped 42.6% to 67. Months of supply rose to 2.5, up 1.1 months from a year before.

More supply usually means less pressure on price. The median sale price in 10549 was $780,000, down 5.5% from the same three months in 2025. Homes took a median of 21 days to sell, two days longer than last year. Still, 58.1% of homes sold above list, so it is not a slow market. It is just less frantic than 10514.

What rates above 7% mean here

Realtor.com reported rates crossed 7% for the first time since January 2025. CNBC reported the average 30-year fixed rate on conforming loans hit 7.30% as of September 30, 2026. That matters for buyers doing the math on a monthly payment.

But look at what happened in 10514 anyway. Pending sales came in at 42 for the period, and the Real Estate Data Aggregator counted 36 new listings. More homes went under contract than came to market. Buyers showed up even with rates where they are.

Nationally, Realtor.com found that 20.8% of listings took a price cut in September 2026, the highest share since October 2022. That is not what the Real Estate Data Aggregator shows happening in 10514. The two markets are not the same story.

Speed still matters in 10514

The Real Estate Data Aggregator found that 19.1% of homes in 10514 went under contract within two weeks of listing. That share was up 5.5 points from 2025. Nearly 1 in 5 homes was gone in two weeks. If you are buying here, waiting to think it over can cost you the house.

In 10549, that same share was 6.6%, down 1.2 points from 2025. Buyers there have a little more room to breathe, though 58.1% of homes still sold above list.

A note on Millwood (10546)

The Real Estate Data Aggregator counted only 2 homes for sale and 2 new listings in ZIP 10546, which covers Millwood, for the three months ending July 31, 2026. With numbers that small, the ZIP-level story comes mostly from the national and regional data, not from a local count large enough to draw firm conclusions from.

In short
  1. 10514 is one of the tightest ZIPs in Westchester right now: 0.9 months of supply, 72.7% of homes sold above list, and a median of 17 days on market.
  2. 10549 has more inventory and a lower price point, but buyers are still competing there too.
  3. Rates above 7% are real, and so is the demand.

One more thing worth saying: a ZIP code average does not describe every street inside it. A home on one block can sit, while a home two streets over gets five offers. The numbers above are the three months ending July 31, 2026. Your specific address may read differently.
