East Fishkill had more listings, and buyers still kept pace
This covers the three months ending July 31, 2026. If you own a home in East Fishkill, here is the one thing worth sitting with: more homes came to market, and buyers absorbed them anyway.
The Real Estate Data Aggregator counted 131 new listings across East Fishkill in those three months. That is a real increase in competition. If you are selling, you cannot assume you are the only option on the block anymore.
But here is what matters: the Real Estate Data Aggregator counted 108 pending sales across East Fishkill in the same window. Buyers are still showing up. They are just getting more choices, which means pricing and prep matter more than they did a year ago.
Realtor.com reported that Northeast inventory rose 11.6% year over year. East Fishkill at nearly 37% is running well ahead of that regional number. Worth knowing.
What the numbers look like side by side
| ZIP 12533 | ZIP 12582 | |
|---|---|---|
| Median sale price | $622,500 | $614,250 |
| Homes sold | 70 | 12 |
| Median days on market | 29 | 55 |
| Sale to list price | 101.3% | 99.9% |
| Sold above list price | 61.4% | 50% |
| Months of supply | 3.2 | 2.8 |
ZIP 12533 is doing the heavy lifting. The Real Estate Data Aggregator shows 70 homes sold there, at a median of $622,500, up 9.2% from the same three months in 2025. Homes sat on the market a median of 29 days, one day shorter than last year.
ZIP 12582 moved slower: 55 median days on market, and a sale to list ratio of 99.9%. Homes there are still selling close to ask, but not over it the way 12533 is.
Sellers are still getting over ask, but not automatically
Nearly 3 in 5 homes in ZIP 12533 sold above list price. That share went up almost 9 points from a year ago. That does not happen in a market where buyers are walking away. It happens in a market where the right homes, priced right, still get competed over.
The homes that did not sell over ask are the ones worth paying attention to. More supply means buyers have somewhere else to go if your price is off.
The wider picture
Realtor.com reported that mortgage rates topped 7% in September 2026. That is still a real headwind for buyers financing at full price. It is also why pricing matters: a buyer stretching to 7% does not have much room to go higher than asking.
The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. East Fishkill's 9.2% gain in median sale price in ZIP 12533 is well above that national number, for what it is worth.
- More homes came to market in East Fishkill.
- Buyers absorbed them anyway.
- Prices are up, homes are selling fast, and most are going above ask.
- But 3.2 months of supply in ZIP 12533 means sellers no longer have the field to themselves.
- Prep and price still decide which side of the line you land on.
One more thing: these are ZIP code numbers. One street can read very differently from the whole ZIP. A home near a busy road or at a different price point may have sat longer or moved faster than the median suggests.
