Eastchester closed more sales even with almost no listing growth
That gap is the whole story. Buyers kept showing up. Sellers mostly didn't add to the pile. And homes still sold.
For context: Realtor.com reported active listings nationally hit 1.16 million in September 2026. Supply is growing out there. It's not really growing here.
Sales up, new listings down. That's a tighter market, not a looser one. If you own here, buyers are still competing for a limited pool.
The three ZIP codes don't all read the same
This is where it gets interesting. The Eastchester total looks healthy. But the three ZIPs underneath it are doing different things.
| 10707 | 10708 | 10709 | |
|---|---|---|---|
| Median sale price | $850,000 | $779,500 | $1,150,000 |
| Price change vs. last year | up 6.4% | up 11% | up 10.6% |
| Homes sold | 15 | 104 | 21 |
| Median days on market | 26 days | 28 days | 22 days |
| Sale price vs. list price | 101.1% | 102.2% | 104.1% |
| Months of supply | 2.7 | 2.6 | 3.9 |
ZIP 10708 is where most of the volume lives. The Real Estate Data Aggregator counted 104 homes sold there, up 18.2% from a year before. Nearly 15% of those went under contract within two weeks of listing, up 4.2 points from last year.
ZIP 10709 had the highest median sale price at $1,150,000, up 10.6%. Homes there sold for 104.1% of list on average. But sales fell 16% and months of supply rose to 3.9. More inventory, fewer closings. That's a different conversation than 10708.
ZIP 10707 had the smallest pool: 15 homes sold, 13 for sale, 23 new listings. New listings there dropped 28.1%. The share that sold above list fell 37.9 points, though it still landed at 46.7%. Not every home got a bidding war. Some took longer.
What the national picture adds
Mortgage rates climbed above 7% for the first time since January 2025, according to Realtor.com. That's real. It slows some buyers.
Nationally, Realtor.com reported 20.8% of listings took a price cut in September, the highest share since October 2022. That's not what the Real Estate Data Aggregator is showing here. Eastchester's sale-to-list figures are still above 100% in all three ZIPs.
The Federal Housing Finance Agency put U.S. home price growth at 2.6% year over year through July 2026. Eastchester's ZIP codes all came in above that.
- Eastchester closed more homes with almost no new supply added.
- All three ZIPs are still selling above list price on average.
- But 10709 has more inventory and fewer sales than a year ago, and 10707 saw fewer quick contracts.
- One ZIP can read very differently from another, and one street can read differently from the whole ZIP.
