Garrison has fewer homes for sale, even as listings grew nationally
These numbers cover the three months ending July 31, 2026. Realtor.com reported that active listings nationwide grew 5.5% year over year, topping 1.16 million homes for sale. Garrison went the opposite direction.
The Real Estate Data Aggregator counted just 10 homes for sale in ZIP 10524, down 44.4% from the same period last year. That is a sharp drop. Buyers here do not have many choices right now. Sellers have some competition, but not a lot of it.
Prices are up, but homes are taking a little longer to sell
The Real Estate Data Aggregator shows the median sale price in Garrison reached $1,112,500, up 15.3% from the same three months in 2025. That is a real move. At the same time, the median days on market was 37, which is 3 days longer than a year ago. Not every home sold fast.
Homes sold at 99.7% of list price on average, according to the Real Estate Data Aggregator. That is close to full ask, though it slipped 1.9 points from last year. And 25% of homes sold above list price, down 36.5 points from the year before. So bidding wars are less common than they were.
Pending sales are climbing, which tells you something
The Real Estate Data Aggregator counted 20 pending sales in Garrison, up 33.3% from a year ago. New listings came in at 15, down 11.8%. More buyers are going under contract than new homes are coming on. That keeps inventory tight.
Nationally, Realtor.com reported mortgage rates topped 7% for the first time since January 2025. That is real pressure on buyers everywhere. In Garrison, 1.9 months of supply means the market here is still tilted toward sellers, even with rates where they are.
What the national picture adds
The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Garrison's 15.3% gain, per the Real Estate Data Aggregator, ran well ahead of that. Realtor.com also noted that price cuts hit 20.8% of listings nationally in September, the highest share since October 2022. That is not what the Garrison numbers show locally, but it is worth knowing as context.
