Higher rates, but Somers listings are still moving
Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025. That's the number buyers are working with right now. But the Real Estate Data Aggregator counted what actually happened in Somers for the three months ending July 31, 2026, and the story here doesn't match the national mood.
Supply is still very tight
The Real Estate Data Aggregator measured 2.4 months of supply in ZIP 10541 and 1.7 months in ZIP 10589 for the three months ending July 31, 2026. Six months is roughly balanced. Under two and a half months means sellers still have the upper hand in most of Somers.
Prices and sales are up in the two busiest ZIPs
ZIP 10541 had 74 homes sold, up 29.8% from the same three months in 2025, according to the Real Estate Data Aggregator. The median sale price there was $682,500, up 11% year over year. ZIP 10589 saw 63 homes sold, up 28.6%, with a median of $663,500, up 5.3%. More homes sold, and they sold for more.
| 10541 | 10589 | |
|---|---|---|
| Median sale price | $682,500 | $663,500 |
| Homes sold | 74 | 63 |
| Median days on market | 25 days | 23 days |
| Sale-to-list ratio | 104% | 104.4% |
| Sold above list price | 62.2% | 63.5% |
Homes are still selling above asking
The Real Estate Data Aggregator found that 62.2% of homes in ZIP 10541 sold above list price. In ZIP 10589, it was 63.5%. In ZIP 10501, it was 75%, and the average sale came in at 108% of list. Not every home got there, but most did.
Days on market ticked up a little
The Real Estate Data Aggregator shows median days on market was 25 in ZIP 10541 and 23 in ZIP 10589. Both were 3 days longer than the same period in 2025. That's a small shift, not a reversal. Homes are still moving. They're just not moving quite as fast as last summer.
Nationally, Realtor.com reported that 20.8% of listings took a price cut in September, the highest share since October 2022. That's not what the Real Estate Data Aggregator is showing for Somers right now. But it's worth knowing the national backdrop when you're pricing.
What this means if you're selling
Supply is low, pending sales are up, and most homes are clearing above list. The Real Estate Data Aggregator counted 80 pending sales in ZIP 10541 alone, up 14.3% from a year ago. Demand is there. Price it right and buyers show up.
What this means if you're buying
Rates above 7%, per Realtor.com, make the math harder. And with 1.7 to 2.4 months of supply, you won't have many choices sitting around waiting. When something fits, you don't have a lot of time to think.
- For the three months ending July 31, 2026, Somers had low supply, rising prices, and most homes selling over asking.
- Rates are up nationally, but that hasn't flipped the balance here yet.
- Sellers still need smart pricing.
- Buyers still need to be ready.
One thing worth saying: these are ZIP code numbers. One street can read very differently from the ZIP as a whole. If you want to know what the data says about your specific address, just text me.
