Higher rates haven't cooled Scarsdale competition much
Realtor.com reported that mortgage rates crossed above 7% for the first time since January 2025. Nationally, that's slowing things down. In Scarsdale, not so much.
The Real Estate Data Aggregator counted 175 homes sold in ZIP 10583 in the three months ending July 31, 2026. That's up 5.4% from the same stretch a year before. Prices moved up too, not down.
That median is up 10.1% from a year earlier, per the Real Estate Data Aggregator. The Federal Housing Finance Agency put national home price growth at 2.6% year over year through July. Scarsdale ran nearly four times that pace.
Supply is the real story
The Real Estate Data Aggregator counted just 64 homes for sale in Scarsdale during that period. That's down 11.1% from a year ago. New listings also fell, down 6%. Less inventory, more buyers chasing it.
One point one months of supply means there is almost nothing to choose from. A balanced market is usually around five or six months. Scarsdale is nowhere near that.
Most homes are selling over asking
The Real Estate Data Aggregator found that 75.4% of Scarsdale homes sold above list price in the three months ending July 31, 2026. That share jumped 15.8 points from the same period a year before.
Sellers averaged 11.9% above their asking price. That's not a rounding error. That's buyers competing hard for a short list of homes.
Compare that with what Realtor.com found nationally: 20.8% of listings took a price cut in September, the highest share since October 2022. Two very different markets at the same moment.
What this means if you're selling
You can't just pick a number and hope. Buyers are paying well over ask, but only for homes priced right from day one. Price too high and you're the odd one out in a market where the median home goes under contract in 16 days.
What this means if you're buying
The Real Estate Data Aggregator shows 22.8% of Scarsdale homes went under contract within two weeks of listing. That share was unchanged from a year before. So the fast ones are still fast. You need your financing sorted before you start looking, not after.
Pending sales did dip, down 6.2% from a year ago per the Real Estate Data Aggregator. That's a small honest admission: rates above 7% are keeping some buyers on the sideline. But the ones still in the game are competing hard.
- Scarsdale had 1.1 months of supply, a median sale price of $1,887,000, and 75.4% of homes selling above asking in the three months ending July 31, 2026. Rates are up nationally, but local inventory keeps falling and competition keeps rising.
