Mahopac Falls had one sale, and it closed right at list

Thin market. That's the honest read for Mahopac Falls right now. The Real Estate Data Aggregator counted just 1 home sold in the three months ending February 28, 2026. That's not a lot to go on.

Here's the thing though: that one sale closed at 100% of list price, according to the Real Estate Data Aggregator. No discount. No bidding war either. Just a clean deal at asking.

What does one sale actually tell you? Not a ton, honestly. It says a well-priced home can still close at full price. It doesn't say the next one will.

Rates are making buyers careful everywhere

Freddie Mac put the average 30-year fixed rate at 7.28% as of October 1, 2026. Realtor.com noted that rates climbed back above 7% for the first time since January 2025. That matters for Mahopac Falls because buyers here are already fewer in number.

Nationally, Realtor.com reported that 20.8% of listings took a price cut in September 2026, the highest share since October 2022. That's nearly 1 in 5 sellers adjusting their number. Mahopac Falls had too few sales to show that pattern locally, but the pressure is real.

The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Prices are still moving up nationally, just slowly. One sale in a small market can't confirm or deny that trend here.

What this means if you own here

Pricing matters more when there's less activity. One sale at list price is a good sign. But it's not a pattern. If you price too high, there may not be a second buyer lined up to save you.

In short
  1. Mahopac Falls saw 1 home sold in the three months ending February 28, 2026. It closed at exactly list price, and none sold above asking.
  2. Rates are above 7%.
  3. The market here is quiet, not broken, but pricing it right is the whole game.

One ZIP code number covers a lot of ground. A single street can read very differently from the whole area. If you want to know where your specific address sits, I'm happy to look.
