Rates are up. Buyers are still here. That's the short version of what the Real Estate Data Aggregator counted in Mamaroneck for the three months ending July 31, 2026.

CNBC reported the average 30-year fixed rate hit 7.30% on September 30, 2026. Mortgage News Daily put it at 7.58% the same week. Realtor.com says rates climbed above 7% for the first time since January 2025. That's a real headwind for buyers. And yet.

That's up 11.5% from the same three months a year before, according to the Real Estate Data Aggregator. Pending sales tell the same story: 139 contracts signed, up 13.9% year over year. Buyers aren't waiting for rates to drop.

The two ZIPs are telling slightly different stories

Mamaroneck covers two ZIP codes, 10543 and 10538, and they don't move in lockstep. Here's what the Real Estate Data Aggregator counted for each.

Both ZIPs hit the same median of 15 days on market. That's fast. In 10543, that's 5 days shorter than a year ago. In 10538, it's 3 days longer than a year ago. So one ZIP sped up, one slowed a little. Neither is slow.

Sellers are getting more than asking

This is the number that surprises people. The Real Estate Data Aggregator shows that in 10538, 83.3% of homes sold above list price. That's up 5.5 points from a year ago. In 10543, it's 66.2%, which is down just 1.6 points.

Nationally, Realtor.com says 20.8% of listings took a price cut in September, the highest share since October 2022. Mamaroneck is not that market right now.

Supply is still tight

The Real Estate Data Aggregator counted 48 homes for sale across both ZIPs combined. That's down 7.7% from a year ago. In 10543, months of supply sits at 1.1. In 10538, it's 0.9 months. A balanced market is usually around 4 to 6 months. This is nowhere near that.

One thing to watch: flooding

Mamaroneck village sits at the bottom of three watersheds. Ida in 2021 flooded homes and Mamaroneck Avenue near the station. Anita Lane and the Halstead Avenue Bridge are active flood mitigation sites. Before you make an offer, check the FEMA flood map and read the seller disclosure carefully. I won't tell you any address is safe from flooding, because I can't.

What this means if you're selling

Buyers are still showing up. Pending sales are up 13.9% year over year, per the Real Estate Data Aggregator. New listings across both ZIPs rose only 2.6%. That means more buyers per available home, not fewer. Pricing right still matters: the homes getting 108% and 111% of list aren't priced at the ceiling.

What this means if you're buying

Waiting for the market to freeze hasn't worked here. Supply dropped, sales rose, and two thirds or more of homes are going over asking. Rates above 7% are real, and they affect what you can afford. But they haven't cooled this market yet. The Federal Housing Finance Agency reported U.S. house prices rose 2.6% year over year through July 2026. Mamaroneck's 10538 ZIP outpaced that at 9.9%.

In short
  1. The Real Estate Data Aggregator counted 146 homes sold in Mamaroneck in the three months ending July 31, 2026, up 11.5%.
  2. Rates are above 7%.
  3. Buyers are still active.
  4. Supply is thin.
  5. Most homes are selling over asking.
  6. One street can read very differently from the ZIP code average.
