Mount Vernon inventory is tighter even as homes take longer to sell

By Steven Scarnati
Real estate, Mount Vernon

The one thing sellers need to hear right now: fewer homes on the market does not automatically mean yours will sell quickly. The Real Estate Data Aggregator counted 131 homes for sale across Mount Vernon in the three months ending July 31, 2026. In 10550, inventory was down 9.7% from a year before. But median days on market in that same ZIP went up 32 days. Less competition, slower sales. Those two things can both be true.

The two sides of Mount Vernon right now

ZIP 10550 and 10553 are moving slowly. ZIP 10552 is a different story. It helps to know which one your home sits in.

10550: inventory down, but homes are sitting longer

The Real Estate Data Aggregator counted 56 homes for sale in 10550, down 9.7% from a year ago. New listings dropped 14.6%. So there's less to pick from. But the median days on market hit 73 days, which is 32 days longer than the same period in 2025. Sellers are not getting bailed out by thin supply alone.

One more thing about 10550: the Real Estate Data Aggregator shows 0% of homes went under contract within two weeks of listing. That's down 17.2 points from a year ago. Nobody is snapping up homes in the first two weeks anymore. Price and condition are doing more of the work now.

10552: the faster side of the city

The Real Estate Data Aggregator counted 39 homes sold in 10552 in the three months ending July 31, 2026. Median days on market was 34 days, which is 21 days shorter than a year ago. The average sale came in at 100.3% of list price. That means some homes are selling above asking. Not all of them, but 41% did.

That said, homes sold in 10552 dropped 36.1% from a year ago. Pending sales fell 23.7%. New listings actually rose 8.1%, so more supply came on. Months of supply went up 1.6 months. It's moving faster, but it's not a runaway seller's market either.

10553: the smallest piece of the puzzle

The Real Estate Data Aggregator counted just 10 homes sold in 10553, down 50% from a year ago. That's a small sample, so read these numbers carefully. Median days on market was 82 days, 21 days longer than last year. The median sale price was $720,000, down 5.3%. But 60% of homes that did sell went above list price, up 15 points from last year. Small volume, mixed signals.

What's happening nationally matters here too

Realtor.com reported that 20.8% of listings nationally had price cuts in September 2026, the highest share since October 2022. Mortgage rates climbed above 7% for the first time since January 2025, according to Realtor.com. That puts pressure on buyers everywhere, including Mount Vernon.

The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Month over month, they rose 0.3% in July on a seasonally adjusted basis. Prices nationally are still moving up, just not as fast as they were.

What this means if you're selling

Inventory is tighter in parts of Mount Vernon, but that's not doing the work for you. In 10550, homes sat 32 days longer than last year. The sale-to-list ratio slipped 2.7 points. The share selling above list dropped 11.4 points. Price and prep matter more now than they did a year ago.

If you're in 10552, you have a bit more going for you. But even there, volume is down and supply is up. You still need to come in priced right.

What this means if you're buying

The Real Estate Data Aggregator counted 131 homes for sale across all of Mount Vernon in this period. That's not a lot. You may not have many choices. But in 10550 and 10553, homes are sitting. You have room to be picky on anything that's been on the market a while. In 10552, you'll need to move faster.

In short
  1. Mount Vernon has two speeds right now.
  2. ZIP 10552 is moving in 34 days and selling above list.
  3. ZIPs 10550 and 10553 are taking 73 and 82 days.
  4. Nationally, rates are above 7% and nearly 1 in 5 listings are cutting price.
  5. The city isn't one market.
  6. Your ZIP code, and your street, tells a different story than the averages.

One last thing: the Real Estate Data Aggregator numbers cover a ZIP code. One block can read very differently from the ZIP as a whole. If you want to know what's happening specifically near you, I'm happy to dig into it.
