One part of New Rochelle is still moving like a squeeze

New Rochelle is a city. But it doesn't act like one market. The Real Estate Data Aggregator counted homes across three ZIP codes for the three months ending July 31, 2026, and the numbers don't look anything alike.

That gap matters whether you're buying or selling. Your ZIP code shapes your price, your timeline, and how many people you're competing against.

10804 is the tight one

This is the part the headline is about. The Real Estate Data Aggregator counted 1.4 months of supply in 10804. That's thin. Most agents consider six months a balanced market.

Nearly 8 in 10 homes sold above asking. The Real Estate Data Aggregator put the average sale-to-list ratio at 110.4%. That means buyers weren't just meeting the price. They were beating it by a lot.

The median price dipped 2.7% from a year before, per the Real Estate Data Aggregator. So prices aren't screaming up. But buyers are still competing hard for what's there. New listings fell 13.2% year over year. Less supply, same demand.

10801 is moving, just not as fast

The Real Estate Data Aggregator counted 41 homes sold in 10801 for the three months ending July 31, 2026. That's down 24.1% from the same period a year before. Fewer sales, but prices went the other way.

Four months of supply is more breathing room than 10804. The Real Estate Data Aggregator put the sale-to-list average at 103.2%, down just 0.4 points from last year. Still above asking on average, but not by as much.

10805 is the one with the most change

This ZIP had the biggest swings year over year. The Real Estate Data Aggregator counted 5.6 months of supply, up 2 months from a year before. New listings jumped 56.7%. More homes, slower pace.

The 35-day median is 39 days shorter than last year, per the Real Estate Data Aggregator. That's a real improvement. But with 5.6 months of supply, buyers here have more options and less urgency than in 10804.

What's happening nationally

The Federal Housing Finance Agency reported U.S. prices rose 2.6% from July 2025 to July 2026. Locally, two of the three New Rochelle ZIPs beat that. One didn't.

Realtor.com reported mortgage rates climbed above 7% for the first time since January 2025. That's a real headwind for buyers anywhere. And Realtor.com counted price cuts on 20.8% of listings nationally in September, the highest share since October 2022.

New Rochelle's tightest ZIP, 10804, hasn't shown that softness yet. But it's worth knowing the national picture when you're setting a price.

In short
  1. 10804 has 1.4 months of supply and nearly 8 in 10 homes selling above asking.
  2. 10801 has more inventory and prices up 11%.
  3. 10805 has the most supply and the biggest swings.
  4. Three ZIPs, three different conversations.

One more thing. These are ZIP code averages for the three months ending July 31, 2026. One street can read very differently from the whole ZIP. A block with a lot of new listings, or one with almost none, shifts the math fast. If your address is in New Rochelle, the ZIP-wide numbers are a starting point, not the answer.
