One part of Ossining is moving a lot faster than the rest
Here is the thing about Ossining right now. One ZIP code is selling homes in 17 days with nearly 84% going above list. The other is taking twice as long and seeing fewer bidding wars. Same town, very different story.
These are Real Estate Data Aggregator numbers for the three months ending July 31, 2026. Let me show you what they say, ZIP by ZIP.
ZIP 10510: the faster half
The Real Estate Data Aggregator counted 37 homes sold in ZIP 10510 in the three months ending July 31, 2026. That is up 8.8% from the same period in 2025. Only 16 homes were for sale at any one time, down 15.8% from a year before.
Less inventory and more buyers is a straightforward recipe. The median sale price came in at $1,355,000, up 38.3% year over year according to the Real Estate Data Aggregator. That is a big jump. Some of it is mix, meaning which homes happened to sell. But the direction is clear.
| 10510 | 10562 | |
|---|---|---|
| Median sale price | $1,355,000 | $660,000 |
| Median days on market | 17 | 34 |
| Months of supply | 1.3 | 2.5 |
| Sold above list | 83.8% | 56.9% |
| Avg sale-to-list ratio | 112.9% | 102.8% |
In ZIP 10510, the Real Estate Data Aggregator put months of supply at 1.3. That is tight. Median days on market was 17, one day shorter than a year ago. And 83.8% of homes sold above list, up 10.3 points from 2025.
The average sale price was 112.9% of list in ZIP 10510, per the Real Estate Data Aggregator. That means sellers were getting, on average, more than 12% over their asking price. That is not a fluke. That is a pattern.
ZIP 10562: still selling, just slower
ZIP 10562 is not a bad market. But it reads differently. The Real Estate Data Aggregator counted 51 homes sold there in the same three months, down 1.9% from 2025. Median days on market was 34, seven days longer than a year ago.
The median sale price was $660,000, up 1.5% year over year. Prices are still moving up, just not as fast. And 56.9% of homes sold above list, down 2.7 points from 2025.
Pending sales in ZIP 10562 were up 12.3% year over year, per the Real Estate Data Aggregator. So demand is not gone. It is just more selective. Buyers in this ZIP are taking their time.
What the national picture adds
Nationally, Realtor.com reported that 20.8% of listings had price cuts in September, the highest share since October 2022. That is a real signal about what is happening in markets with too much inventory or mispriced homes.
Ossining's inventory is actually down, not up. The Real Estate Data Aggregator counted 57 homes for sale across both ZIPs combined, down 17.4% from a year ago. So the national softness is not really the story here.
Mortgage rates are the other piece. CNBC reported the average 30-year fixed rate at 7.30% as of September 30, 2026. Mortgage News Daily put it even higher, at 7.58% that same day. Rates at this level slow some buyers down. That may be part of why ZIP 10562 is taking longer.
The combined Ossining picture
Across both ZIPs together, the Real Estate Data Aggregator counted 88 homes sold in the three months ending July 31, 2026. That is up 2.3% from 2025. New listings were down 5.3%. Pending sales were up 2.1%.
The combined numbers look steady. But that steadiness hides a real split. If you only look at the Ossining average, you miss what is actually happening on your street.
- ZIP 10510 is moving fast: 17 days on market, 1.3 months of supply, 83.8% of homes above list.
- ZIP 10562 is still selling, but at 34 days and 2.5 months of supply, it reads differently.
- One average does not cover both.
- Which ZIP your home sits in shapes your price and your timeline.
