One part of White Plains is still the tightest spot for buyers

By Steven Scarnati
Real estate, White Plains

These numbers cover the three months ending July 31, 2026. That is the picture as of October 2, 2026.

Nationally, sellers are cutting prices more than they have in years. Realtor.com reported that 20.8% of listings took a price cut in September, the highest share since October 2022. Mortgage rates topped 7% for the first time since January 2025, according to Realtor.com. That combination is giving buyers more room in most places.

White Plains is not one market. It is several, and they are reading very differently right now.

ZIP 10607: buyers are still competing hard

The Real Estate Data Aggregator counted 19 homes sold in ZIP 10607 in the three months ending July 31, 2026. Nearly 9 in 10 of them sold above list price. The median sat at 17 days on market. That is the tightest reading across White Plains right now.

The Real Estate Data Aggregator shows the average sale price ran 106.2% of list in 10607. So buyers were not just clearing list, they were clearing it by a meaningful margin. Pending sales were up 35.7% from the same period last year. Demand held even as new listings more than doubled, up 115.4% year over year.

One honest note: the sale-to-list ratio slipped 3 points from a year ago. So the ZIP is still tight, but not tighter than it was.

How the other ZIPs compare

ZIP 10606 and 10605 are also leaning toward sellers, but the numbers are a little softer. ZIP 10601 is a different story altogether.

ZIP 10604 had 22 homes sold, and the Real Estate Data Aggregator put the median at $801,000. That is down 32.1% from the same period last year, though the volume of sales is small enough that one or two outliers can move a median a lot. Still, 63.6% of homes sold above list there, and months of supply was just 2.

ZIP 10601 reads differently

The Real Estate Data Aggregator counted 23 homes sold in ZIP 10601 in the three months ending July 31, 2026. The median sale price was $344,900, up 41.6% from a year ago. That is a big jump, but with 23 sales, the mix of what sold matters a lot. Don't read it as the whole ZIP moving that way.

Only 34.8% of homes sold above list in 10601. Median days on market was 37. Months of supply was 3.9. That is meaningfully softer than the other ZIPs. Pending sales jumped 47.4% year over year, which is worth watching, but the current conditions are less competitive for buyers.

What this means if you are selling

In 10607 and 10606, pricing well still draws competition. The Federal Housing Finance Agency reported U.S. home prices rose 2.6% year over year through July. Locally, some ZIPs are running well ahead of that. But pricing too high still costs you, because the window where buyers compete hard is narrow.

In 10601, the market is softer. Months of supply at 3.9 means buyers have more options. Prep and price matter more there, not less.

What this means if you are buying

Nationally, Realtor.com says price cuts are at a four-year high. That is real. But it is not the whole story in White Plains. In 10607, you are still likely competing. In 10601, you have more room to negotiate. Knowing which ZIP you are in changes your whole approach.

In short
  1. ZIP 10607 had 89.5% of homes sell above list, 17 days on market, and 2.6 months of supply, the tightest reading in White Plains for the three months ending July 31, 2026. ZIP 10601 had 3.9 months of supply and only 34.8% above list.
  2. Same city, very different markets.
  3. One street can read differently from the ZIP around it.
