Patterson prices rose faster than the national pace

Real estate, Patterson

The Federal Housing Finance Agency put U.S. home price growth at 2.6% year over year through July 2026. Patterson ran at nearly five times that pace. That gap matters whether you own here or you're trying to buy here.

That 12.8% jump is real, but it did not come with a flood of new buyers fighting over nothing. The Real Estate Data Aggregator counted 19 homes sold in ZIP 12563 in the three months ending July 31, 2026, up 5.6% from the same period last year. More homes sold, and prices still climbed.

Most homes sold above asking

The Real Estate Data Aggregator found that 63.2% of Patterson homes sold above list price in the three months ending July 31, 2026. That share was up 2.1 points from a year before. The average sale still came in at 102% of list. Down 1.4 points from last year, but still above asking. Sellers are not giving ground.

A few more homes to choose from

The Real Estate Data Aggregator counted 22 homes for sale in ZIP 12563, up 10% from a year ago. New listings came in at 31, up 10.7%. Supply is a little looser. That is not a flood, but buyers have slightly more to look at than they did last summer.

Pending sales did slip. The Real Estate Data Aggregator counted 20 pending sales, down 9.1% year over year. Worth watching, though one quarter does not make a trend.

What's happening nationally matters too

Nationally, mortgage rates topped 7% for the first time since January 2025, according to Realtor.com. That puts pressure on buyers everywhere, including Patterson. Realtor.com also reported that 20.8% of listings nationally had a price reduction in September, the highest share since October 2022. Patterson has not shown that pattern yet, but it's worth knowing what the backdrop looks like.

In short
  1. Patterson's median sale price hit $535,000 in the three months ending July 31, 2026, up 12.8%.
  2. The U.S.
  3. rose 2.6% over the same stretch, per the Federal Housing Finance Agency.
  4. Homes here took a median 35 days to sell, and 63.2% sold above asking.
  5. Supply ticked up a little.
  6. Nationally, rates are above 7% and price cuts are rising.
  7. Patterson has held up, but the national picture is worth watching.

One thing worth saying: ZIP 12563 covers a lot of ground. One street can read very differently from the ZIP as a whole. If you want to know what your specific address looks like against what actually sold nearby, text me.
