Peekskill prices rose even as buyers got more choices
More inventory usually cools prices. In Peekskill, it didn't. The Real Estate Data Aggregator counted 56 homes for sale in ZIP 10566 during the three months ending July 31, 2026. That's up 75% from the same stretch last year. And yet the median sale price still rose. That's the thing worth paying attention to here.
The Real Estate Data Aggregator put the median sale price at $540,000 for that period. That's up 11.2% from the same three months in 2025. For context, the Federal Housing Finance Agency reported U.S. prices rose 2.6% from July 2025 to July 2026. Peekskill ran more than four times that pace.
Sellers still got above asking
The Real Estate Data Aggregator found that homes in Peekskill sold for an average of 102.5% of list price. That's down just 0.5 points from last year. Still above asking. And 58.5% of homes sold above list price, down only 1.5 points from 2025. So yes, buyers had more options. But they were still competing.
More listings came to market
The Real Estate Data Aggregator counted 75 new listings in Peekskill during those three months. That's up 23% from the year before. More sellers showed up. But the homes that went under contract within two weeks of listing dropped to 5.9%, down 4.1 points from 2025. Buyers took a bit more time. That's a real shift, even if prices didn't reflect it yet.
Pending sales tell a similar story. The Real Estate Data Aggregator counted 51 pending sales, down 15% from 2025. Fewer buyers are under contract right now than a year ago. That's worth watching.
The national picture is different
Nationally, mortgage rates climbed above 7% for the first time since January 2025, according to Realtor.com. Realtor.com also reported that price cuts hit 20.8% of listings in September, the highest share since October 2022. Peekskill didn't follow that script over the summer. But rates above 7% affect buyers here too.
- Peekskill had more homes for sale, more new listings, and slower contract signings in the three months ending July 31, 2026. But the median price still rose 11.2% to $540,000, and homes still sold above asking.
- The market loosened a little.
- It didn't soften.
