Rates jumped, but Mahopac buyers still showed up
CNBC reported the average 30-year fixed rate hit 7.30% late in September. Realtor.com said rates climbed above 7% for the first time since January 2025. That's real money on a monthly payment. So the question worth asking is: did Mahopac buyers flinch?
The short answer is no. The Real Estate Data Aggregator counted 74 homes sold in ZIP 10541 in the three months ending July 31, 2026. That's up 29.8% from the same stretch a year before. Pending sales hit 80, up 14.3%. Demand didn't disappear. It grew.
Prices went up, not down
The Real Estate Data Aggregator put the median sale price in Mahopac at $682,500. That's up 11% from a year earlier. For context, the Federal Housing Finance Agency reported U.S. house prices rose just 2.6% year over year through July 2026. Mahopac outpaced the national number by a wide margin.
Most homes sold over asking
The Real Estate Data Aggregator found that 62.2% of Mahopac homes sold above list price in that period. That's down 6.2 points from a year ago, so not every home sparked a bidding war. But it's still more than 6 in 10 homes going over asking. The average sale came in at 104% of list price, up 1.5 points year over year.
Nationally, Realtor.com reported that 20.8% of listings took a price cut in September 2026, the highest share since October 2022. That's not what the Real Estate Data Aggregator shows happening in Mahopac. The two pictures look pretty different right now.
A little more inventory, but still tight
The Real Estate Data Aggregator counted 57 homes for sale in Mahopac during those three months, up 16.3% from a year before. New listings came in at 89, up 2.3%. More supply is coming to market. Still, months of supply sat at 2.4, which is thin. It dropped 0.2 months from the year before.
Homes sat on the market a median of 25 days. That's 3 days longer than the same period last year. Not a dramatic shift, but homes aren't moving quite as instantly as they were.
One number worth flagging: only 2.5% of homes went under contract within two weeks of listing, down 1.8 points from a year ago. So the share of homes that sell in a flash has shrunk. Most homes still sell, they just take a little longer to find their buyer.
- Rates above 7% didn't stop Mahopac buyers.
- The Real Estate Data Aggregator shows more sales, more pending contracts, and a median price up 11% year over year through July 31, 2026. Supply is still tight at 2.4 months.
- Homes take a few more days than last year, but most still sell above asking.
One thing to keep in mind: these are ZIP code numbers. One street in Mahopac can read very differently from the whole 10541 picture. A house near the lake, or one with a different school assignment, can sit in its own little market.
