Rates topped 7%, but one part of this market still pushed hard
Realtor.com reported that mortgage rates topped 7% for the first time since January 2025. That is the backdrop. Now look at what the Real Estate Data Aggregator counted here in the three months ending July 31, 2026.
In ZIP 10591, 61.1% of homes sold above list price. The average sale came in at 105.9% of asking. That is not a market that was flinching at rates.
The two ZIPs, side by side
These two ZIPs are not the same market. The numbers make that clear.
| 10591 | 10708 | |
|---|---|---|
| Median sale price | $1,066,250 | $779,500 |
| Homes sold | 36 | 104 |
| Median days on market | 23 days | 28 days |
| Sale-to-list ratio | 105.9% | 102.2% |
| Sold above list | 61.1% | 44.2% |
| Months of supply | 2.9 months | 2.6 months |
What changed year over year
In ZIP 10591, the median sale price was up 27.5% from the same three months in 2025, according to the Real Estate Data Aggregator. Homes sold were up 33.3%. And the share selling above list jumped 24.1 points.
Homes sold faster too. The Real Estate Data Aggregator put median days on market at 23, which is 6 days shorter than a year before.
ZIP 10708 moved differently. The Real Estate Data Aggregator counted 104 homes sold, up 18.2% year over year. Median days on market stretched to 28, which is 4 days longer than a year before. The sale-to-list ratio still came in at 102.2%, up 2.2 points. So buyers were still paying over asking there too, just not by as much.
Supply crept up, but not enough to flip things
The Real Estate Data Aggregator counted 34 homes for sale in ZIP 10591, up 61.9% from a year before. That sounds like a lot. But months of supply was still only 2.9. Under 3 months is generally a seller's market.
In ZIP 10708, inventory actually shrank. The Real Estate Data Aggregator counted 87 homes for sale, down 6.5% year over year. Months of supply fell to 2.6.
Across both ZIPs together, the Real Estate Data Aggregator counted 136 pending sales, up 7.1% from a year before. Buyers were still moving.
The national picture looked different
Nationally, Realtor.com reported that 20.8% of listings had a price cut in September, the highest share since October 2022. Active listings nationally grew 5.5% year over year, topping 1.16 million homes.
The Federal Housing Finance Agency put U.S. house price growth at 2.6% year over year through July. That is a fraction of what the Real Estate Data Aggregator counted in ZIP 10591 alone.
So yes, rates topped 7%. And nationally, more sellers are cutting prices. But this market, especially ZIP 10591, did not follow that script in the three months ending July 31, 2026.
One thing to watch
In ZIP 10591, only 7% of homes went under contract within two weeks of listing. That is down 13 points from a year before. So while homes still sold above asking, they did not always fly off in the first week. Pricing still mattered.
In ZIP 10708, 15.1% went under contract within two weeks, up 4.2 points. Faster early momentum there, even with days on market stretching a little.
- Rates crossed 7% nationally.
- But the Real Estate Data Aggregator counted 61.1% of homes in ZIP 10591 selling above list in the three months ending July 31, 2026, with a sale-to-list ratio of 105.9%.
- ZIP 10708 was competitive too, at 102.2% and 44.2% above list.
- One ZIP moved faster.
- The other priced higher.
- Neither looked like a buyer's market.
One last thing: these are ZIP code numbers. One street can read very differently from the whole ZIP. If you want to know where your specific address lands, that is what I look at.
