Rye stayed tight even with rates above 7%
Rates climbed above 7% for the first time since January 2025, according to Realtor.com. Nationally, 20.8% of listings cut price in September, the highest share since October 2022. Rye did not follow that script.
The Real Estate Data Aggregator counted 60 homes for sale across Rye in the three months ending July 31, 2026. That is down 23.1% from the same months a year before. New listings dropped 18.4% to 120. Fewer sellers means fewer choices, and that kept competition going even as rates rose.
The two ZIPs tell different stories
Port Chester (10573) and Rye City (10580) are separate markets. The numbers below show how differently they moved in the three months ending July 31, 2026.
Supply dropped hard in 10580
The Real Estate Data Aggregator counted just 21 homes for sale in 10580, down 44.7% from a year before. Months of supply fell to 1 month, down 0.6 months year over year. New listings dropped 31.9% to 47. That is a very thin shelf.
Homes are still selling fast and over ask
In 10573, the Real Estate Data Aggregator put the median days on market at 17, which is 3 days shorter than the same period last year. In 10580 it was 16 days, though that is 2 days longer than a year before. Neither ZIP is sitting on homes.
The share of homes that went under contract within two weeks of listing jumped 14.6 points in 10573 to 21.5%, according to the Real Estate Data Aggregator. In 10580 it rose 4.6 points to 32.7%. Nearly 1 in 3 homes in 10580 went under contract in two weeks or less.
What this means if you own here
Nationally, sellers are cutting prices. That is not what the Real Estate Data Aggregator shows in Rye. Prices rose 3.7% in 10573 and 13.2% in 10580. The sale-to-list ratio hit 107.6% in 10573 and 105.8% in 10580. Buyers are still paying over ask, often by a real margin.
The catch is volume. The Real Estate Data Aggregator counted 136 homes sold across both ZIPs, down 9.9% year over year. Pending sales across Rye fell 11.3% to 134. Fewer deals are closing, even if the ones that do are closing strong.
What this means if you want to buy here
Rates above 7%, per Realtor.com, are real. But 60 homes for sale across all of Rye is not a lot to choose from. Low supply keeps competition going even when borrowing costs are high. That is the tension buyers are working with right now.
One more thing to keep in mind: the Saw Mill and Bronx River parkways can close in heavy rain. If a commute route matters to you, it is worth knowing which roads you are counting on before you pick a neighborhood.
- Rye's inventory fell 23.1% year over year to 60 homes, per the Real Estate Data Aggregator.
- Prices rose in both ZIPs.
- More than 65% of homes sold above list price in each.
- Nationally, rates topped 7% and nearly 1 in 5 listings cut price, per Realtor.com.
- Rye moved differently.
- One street can still read differently from the whole ZIP code, though, so the combined numbers are a starting point, not a final answer.
