Some parts of White Plains are still moving fast, even with rates above 7%

Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025. That is real. Buyers feel it. But the Real Estate Data Aggregator counted homes selling well above list price in parts of White Plains during the three months ending August 31, 2026. The rate did not stop that.

Here is the thing about White Plains: the ZIP code matters more than the city name. Two streets apart can mean two different markets. The numbers below show that clearly.

Where sellers had the most leverage

ZIP 10606 had the highest average sale to list price: 107.7%, according to the Real Estate Data Aggregator. That is up 3.5 points from the same period a year ago. The median sold in 18 days. Supply sat at just 1.2 months. That is a tight market.

ZIP 10605 was close behind. The Real Estate Data Aggregator put its average sale to list at 107.3%, up 3.1 points year over year. The median price there rose 16.5%, to $943,500. Pending sales were up 37.3% from a year ago.

Where buyers had a little more room

ZIP 10601 told a different story. The Real Estate Data Aggregator showed a median sale price of $334,000, down 4.7% from a year ago. The average sale to list was 99.1%. Homes sat for a median of 37 days. Supply was 3.4 months. More listings, less urgency.

That said, sales in 10601 were up 16% year over year, and pending sales rose 22.2%. So it is not slow, it is just not a bidding war.

One number that puts rates in context

Realtor.com also reported that price cuts hit 20.8% of listings nationally in September, the highest share since October 2022. White Plains did not look like that in most ZIP codes. Sellers here, priced right, were still getting more than they asked.

The Federal Housing Finance Agency put U.S. house prices up 2.6% from July 2025 to July 2026. That is a national number. Some parts of White Plains ran well ahead of it.

What this means if you are selling

In 10606 and 10605, pricing sharp and moving fast still worked. The data shows it. In 10601, you have more competition from other listings and buyers have more time to decide. Those are two different conversations.

What this means if you are buying

In 10604, the Real Estate Data Aggregator showed 69.2% of homes sold above list. In 10607, it was 75%. Rates above 7% did not slow that down much. If you are buying in those ZIPs, go in knowing offers over list are common.

In 10601, you have more options. The Real Estate Data Aggregator counted 32 homes for sale there, up 28% from a year ago. That gives you more to look at and a little more negotiating room.

In short
  1. White Plains is not one market.
  2. The three months ending August 31, 2026 showed sale to list prices ranging from 99.1% in 10601 to 107.7% in 10606. One street can read very differently from the ZIP code average.
  3. If you want to know where your address lands, that is a specific question with a specific answer.
