Some parts of Yonkers are still moving fast, even with rates above 7%

Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025. That's the backdrop. But inside Yonkers, the Real Estate Data Aggregator counted some ZIP codes where buyers are still fighting hard for homes. One part of the city had nearly 6 in 10 homes sell above list price. Another had days on market cut nearly in half from a year ago. The city isn't one market. It's several.

The ZIP that stood out most: 10704

The Real Estate Data Aggregator counted 46 homes sold in ZIP 10704 in the three months ending July 31, 2026. The median sale price came in at $760,000, up 24.6% from the same period a year before. That's a big jump. Homes sat on the market a median of just 26 days, which was 17 days shorter than a year ago.

Nearly 6 in 10 homes in 10704 sold above asking. That's not a fluke. The sale-to-list ratio was 102.1%, according to the Real Estate Data Aggregator. Buyers in that ZIP are paying over list, not under. If you're writing an offer there, you probably already know this. If you don't, now you do.

10708 had the most activity

ZIP 10708 was the busiest part of the market. The Real Estate Data Aggregator counted 104 homes sold in the three months ending July 31, 2026, up 18.2% from a year before. The median sale price was $779,500, up 11%. More than 1 in 7 homes went under contract within two weeks of listing.

The Real Estate Data Aggregator put the sale-to-list ratio in 10708 at 102.2%, with 44.2% of homes selling above list. Supply was tight too: just 2.6 months, down from 3.2 months a year before.

10707 moved fast but on fewer homes

ZIP 10707 had only 15 homes sold, but the Real Estate Data Aggregator shows the median sale price was $850,000, the highest of any ZIP in this data. Median days on market matched 10704 at 26 days. Supply was the tightest here: 2.7 months. That said, the share of homes selling above list dropped 37.9 points from a year ago, down to 46.7%. Fewer bidding wars than before, but still nearly half of homes going over asking.

Where things slowed down

Not every ZIP read the same way. ZIP 10703 saw homes sold drop 30% year over year, according to the Real Estate Data Aggregator. Median days on market rose 13 days to 45 days. The sale-to-list ratio slipped to 98.6%, meaning sellers there were, on average, accepting a little under asking. Supply climbed to 4.2 months.

ZIP 10705 had a similar story on one measure: the share of homes selling above list fell 21.4 points, down to 40.7%. Pending sales dropped 36.2% from a year ago. Prices did rise, up 8.9% to a median of $735,000, but buyers there had more room to negotiate than in 10704 or 10708.

ZIP 10710 saw its median sale price dip 4.7% to $615,000. That's the only ZIP in this data where prices fell year over year. More homes sold there, up 14%, but they took longer, with median days on market up 5 days to 34.

What rates above 7% mean here

Realtor.com reported that rates crossed 7% for the first time since January 2025. Nationally, Realtor.com also found that 20.8% of listings took a price cut in September, the highest share since October 2022. That's the national picture. Yonkers tells a different story in some ZIPs. Buyers in 10704 and 10708 are still going over asking. Rates above 7% haven't stopped that, at least not yet in those parts of the city.

The Federal Housing Finance Agency put national home price growth at 2.6% year over year through July 2026. Several Yonkers ZIPs beat that number by a wide margin. ZIP 10701 was up 82.4% in median price, though that kind of jump often reflects a change in what type of homes sold, not just appreciation. ZIP 10704 was up 24.6%. Those are not national numbers.

In short
  1. The three months ending July 31, 2026 showed Yonkers split.
  2. Some ZIPs had fast sales, prices over asking, and tight supply.
  3. Others had more days on market, more inventory, and sellers accepting under list.
  4. One city, several markets.
  5. Your ZIP code matters more than the headline number.

One more thing: these are ZIP code numbers. A single street can read very differently from the ZIP around it. If your home is near the edge of one of these ZIPs, or in a pocket that tends to move differently, the averages above may not tell your story. I'm happy to look at what's actually sold near you.
