This market added listings, but buyers still kept pace

Real estate, Deal of the week

More homes came to market this summer. That is the headline. But here is what matters more: buyers showed up anyway. The Real Estate Data Aggregator counted 510 homes for sale across this market in the three months ending July 31, 2026, up 3% from the same months of 2025. Pending sales came in at 735, up 0.8% from a year before. Supply went up. Demand kept pace.

Nationally, Realtor.com reported active listings up 6.3% from a year ago, the fastest pace in at least six months. Our market's 3% inventory gain is smaller than that. Buyers here absorbed the new supply without missing a beat.

Rates are the other thing you need to know

Freddie Mac put the average 30-year fixed rate at 7.28% as of October 1, 2026. That is not a small number. Realtor.com noted rates crossed 7% in late September for the first time since January 2025, and rose nearly 40 basis points over the prior four weeks. That kind of move changes monthly payments fast. It has not stopped buyers here yet, but it is worth watching.

How each ZIP looked

The market-wide numbers smooth out a lot. Under the surface, each ZIP told a different story.

Where inventory jumped most

Not every ZIP added supply equally. ZIP 10566 saw homes for sale jump 75% from a year before, according to the Real Estate Data Aggregator. ZIP 10605 was up 45.2%. ZIP 10591 was up 61.9%. Those are big moves. More competition for sellers in those ZIPs means pricing and condition matter more than they did last summer.

Three months ending July 31, 2026 vs. same months of 2025. ZIPs 10580 and 10504 excluded: down 44.7% and 55.3% respectively, off the chart in the other direction.

On the flip side, ZIP 10504 had 55.3% fewer homes for sale than a year before. ZIP 10580 was down 44.7%. Less supply, more pressure on buyers in those areas.

Where buyers moved fastest

ZIP 10580 had a median of 16 days on market. ZIP 10583 matched that. ZIP 10504 came in at 17 days. Those are fast. In ZIP 10512, the median was 33 days, still reasonable but a different pace entirely. Not every home sold fast, and not every ZIP is the same market.

What this means if you're selling

More listings means more choice for buyers. That is good for them. For sellers, it means your home is not the only option anymore. The Real Estate Data Aggregator showed that nationally, Redfin reported 21% of U.S. home sellers dropped their asking price in the four weeks ending September 20. Locally, most ZIPs still sold above list. But the gap between a well-priced home and an overpriced one is wider than it was.

ZIP 10583 had 75.4% of homes sell above list, up 15.8 points from a year before. ZIP 10580 had 65.1% sell above list, up 10.3 points. Those are strong. ZIP 10512 had 45.4% sell above list, down 0.7 points. Same market, very different outcomes by ZIP.

What this means if you're buying

You have a few more options than you did a year ago. That is real. But rates are at 7.28% as of October 1, 2026, per Freddie Mac, and that shapes what you can actually afford. In most ZIPs here, homes are still selling above list. Going in low is still a risk in most of this market.

In short
  1. The three months ending July 31, 2026 showed more inventory and more sales at the same time.
  2. Buyers kept up with sellers.
  3. Rates are higher now than they were in January 2025. Pricing and prep matter more for sellers as competition grows.
  4. One street can read very differently from the ZIP code around it.
