Yorktown still has buyers, but homes are taking longer to move
The number that matters most right now: the Real Estate Data Aggregator counted 54 homes sold in ZIP 10598 in the three months ending July 31, 2026, down 15.6% from the same period last year. Fewer closings, even as prices climbed. That tells you buyers are still here, but they're being pickier.
That 5.7% price gain is real. The Federal Housing Finance Agency put U.S. prices up just 2.6% year over year through July 2026. Yorktown's biggest ZIP is outpacing the country. But don't read that as easy money. Homes sat 9 days longer than last year, according to the Real Estate Data Aggregator. That's the part sellers feel.
Here's the thing about those pending sales. The Real Estate Data Aggregator counted 83 pending sales in 10598, up 16.9% from last year. So demand isn't gone. Buyers are just slower to pull the trigger. Nationally, Realtor.com reported mortgage rates surged above 7% for the first time since January 2025. That slows decisions.
Sellers are still getting over asking, mostly
The Real Estate Data Aggregator shows 61.1% of homes in 10598 sold above list price. That's down 6.1 points from last year, but it's still more than 6 in 10 homes. The average sale came in at 103.9% of list, down just 1 point. So overpricing still costs you, but pricing right still pays.
The smaller ZIPs tell a different story
ZIP 10588 had a median sale price of $765,000 and a median of just 22 days on market, per the Real Estate Data Aggregator. Supply there sat at 2.5 months, the tightest in the area. That's a different pace than 10598. ZIP 10547 is the other end: median sale price of $500,000, but homes sat a median of 55 days. More supply, more patience required.
| 10547 | 10588 | 10598 | |
|---|---|---|---|
| Median sale price | $500,000 | $765,000 | $775,000 |
| Median days on market | 55 | 22 | 26 |
| Months of supply | 7.4 | 2.5 | 3 |
| Sale to list price | 100.7% | 104% | 103.9% |
What's happening nationally matters here too
Realtor.com reported that 20.8% of listings nationally took a price cut in September 2026, the highest share since October 2022. Yorktown isn't immune to that pressure. Homes that miss on price are sitting. The ones priced right are still moving and still getting offers above ask.
- Yorktown prices are up.
- But buyers have more choices and more patience than last year.
- The Real Estate Data Aggregator counted 123 new listings across Yorktown in the three months ending July 31, 2026. More competition means your price has to be honest from day one.
One more thing. These numbers cover whole ZIP codes. One street can read very differently from the ZIP it sits in. A few sales in a small area can shift the median a lot. That's why the ZIP picture is a starting point, not the final word on your home.
