Everyone Assumes This Market Slowed Down. The Data Says Otherwise.

Over the twelve weeks ending August 30, 2026, the territory's median days on market fell to 95 days while the median sold price rose to $800,000, according to MLS sold data.

There's a feeling out there that this market has gone quiet. Prices keep climbing, so buyers must be pulling back, sellers must be waiting longer, everything must be slower.

Here's what the data actually says. Across the territory, the median days on market fell to 95 days, down from 99 days a year earlier. At the same time, the median sold price rose to $800,000, up from $750,000 a year earlier. Homes are moving faster, not slower, even as they cost more.

That combination is the part worth sitting with. A rising price usually gets read as a market cooling off, buyers getting cautious, deals taking longer to close. The territory's own numbers don't support that read.

But the territory number hides real differences underneath it, and that's where the story gets local.

In Yorktown Heights, the median sale price rose 7.14% year over year. In the same window, the average sale-to-list ratio there fell 3.3 percentage points. Homes are selling for more, and sellers are also giving up more ground to get there.

The same pattern shows up in White Plains. The median sale price rose 11.6% year over year there. The average sale-to-list ratio in White Plains fell 1.2 percentage points.

Cortlandt Manor tells a similar story. The median sale price rose 10.14% year over year there. The average sale-to-list ratio in Cortlandt Manor fell 0.9 percentage points.

And in Carmel, the median sale price rose 8.22% year over year. The average sale-to-list ratio in Carmel fell 0.5 percentage points.

Four markets, one pattern: prices climbing, but sellers conceding more on the ratio between what they asked and what they got. That's not the story of a hesitant buyer. It's the story of a seller who priced ambitiously and still had to bend a little.

The pace of a sale also isn't one speed everywhere. In Chappaqua, the median time to pending runs 102 days. In Mount Vernon, the same measure runs 32.5 days. Those two numbers describe the same twelve weeks, in the same general territory, and they could not look more different.

What does this mean if you're deciding what to do with a house right now? If you're selling in a market like Yorktown Heights, White Plains, Cortlandt Manor, or Carmel, price with the expectation that you may need to come down from your number to close, even while the overall trend favors sellers. If you're buying in a market like Chappaqua, be ready for a longer wait between offer and pending. If you're in Mount Vernon, the opposite may be true, homes there are moving to pending in about a month.

Across the full territory, 1,377 homes sold in this window, up from 1,235 a year earlier.

What's worth watching next: whether the sale-to-list concessions in the faster-appreciating markets keep widening, or whether sellers there start holding the line as prices keep climbing. That tension between price and leverage is the one to track heading into the next stretch.
